Licence for alterations
This document is a draft licence for alterations to be carried out by a tenant. There is a separate licence for alterations that are to be carried out by an under-tenant.
The document is drafted on the assumption that the tenant is making alterations in respect of which the landlord's consent cannot be unreasonably withheld. Hence, any conditions imposed in the licence, whilst having a landlord's bias and a commercial edge, are considered to be normal and reasonable conditions to impose in most cases. Of course, if the landlord has an absolute right to refuse consent to the alterations, it is able to dictate completely the terms upon which it is prepared to grant its consent.
