This lease is a fully repairing and insuring lease of the whole of an office building, including provisions for a guarantee of the tenant's obligations, and an open market rent review clause. Where appropriate, provisions are included to deal with energy efficiency regulations.

It is drafted on the assumption that the landlord's solicitor will have been responsible for the drafting of the lease. It is therefore intended to be biased in favour of the landlord, although not unreasonably so.

The lease includes the Land Registry prescribed clauses.

The draft lease is accompanied by a number of pdf files. These contain drafting notes for the lease itself, and detailed drafting notes on the alienation provisions, the guarantee provisions, the insurance clauses, and the rent review clauses included in all Property PSL leases.

An optional index-linked RPI rent review clause is included below. The clause enables the landlord to set the rent at the greater of a market rent and a rent rising in line with RPI.
